ZoomProp is an AI-native platform for real estate investment professionals. It connects property discovery, cap rate underwriting, portfolio tracking, offer evaluation, and market alerting in one place — replacing the fragmented stack of spreadsheets, generic CRMs, and consumer listing sites that most investors rely on today.
The platform is built around a suite of AI agents that produce structured, persisted analysis documents: property investigations, commercial estimates, maintenance reports, offer summaries, and inspection analyses. These agents are orchestrated via LangGraph and grounded in validated financial schemas, so outputs are tied to real numbers rather than generic commentary.
ZoomProp targets investment-oriented professionals — independent rental investors, boutique syndicators, and multi-member investment firms — who evaluate multiple deals per month and need decision support at the moment of analysis, not after the fact.
Problem
Why it exists
A professional investor managing ten or more properties must context-switch between listing sites for comps, spreadsheets for cap rates, email for offer negotiations, and generic CRMs for deal tracking. None of those tools understand real estate investment intent, and none surface analysis at the moment a decision needs to be made.
The result is slow due diligence, inconsistent underwriting, and missed opportunities. ZoomProp addresses the vertical integration problem: bringing discovery, financial modeling, AI-assisted analysis, and proactive market signals into a single collaborative workspace.

What it does
- AI property investigation: An orchestrator agent chains sub-agents across property analysis, commercial estimates, and offer evaluation to produce a consolidated due diligence document per property.
- Cap rate engine: A validated financial schema (
CapRateCalculationSchema) computes yield metrics from rent, vacancy, operating expenses, and closing costs — gating whether a deal is qualified before it enters the pipeline. - Market signal scoring: A composite 0–100 score per region combines cap rate spread, appreciation distribution, AI-derived user intent, and alert trigger velocity, surfaced in real time on the discovery map.
- Configurable alert system: Users set threshold-based alerts on markets or properties; the platform fires notifications via Knock when conditions are met, with full delivery history and CI-tested alert workflows.
- Conversational AI chat: Persistent chat sessions backed by LangGraph allow investors to query their portfolio, investigate properties, and retrieve analysis artifacts through a structured conversation interface.
- Deal pipeline automation: An automation board tracks deals through configurable stages, with analytics on pipeline throughput and stage transitions.
